Where a REALTOR® fits in

This page can point you to a program. It can't sit at your kitchen table and help you think it through. At a few points on this list, that's the part that matters most, and it's a person, not a website.

Facing foreclosure

If you have equity in your home, selling is sometimes a better outcome than foreclosure. A REALTOR® can tell you what your home would actually sell for right now, which is the number you need before you can weigh selling against mediation and the other options above.

Trying to buy

The down payment assistance and first-time buyer loans are all listed above. A REALTOR® can't approve you for any of them. What they can tell you is which lenders in this market actually work with which programs, and what the houses in your range really look like.

Not ready yet

Where a REALTOR® can't help: rent assistance, utility bills, weatherization, emergency repairs, and property tax credits all run through the agencies listed above. Call them directly. Don't wait on a call back from anyone else first.

Choosing your REALTOR®

The best way to find a REALTOR® is to ask around.

When you're ready, start with referrals. Ask friends, family, neighbors, and coworkers who recently bought or sold in Delaware who they worked with, and whether they'd work with them again. Then interview two or three REALTORS® before you choose one. You'll spend months working together on the biggest transaction of your life, so the right fit matters as much as the right resume.
